Setter Call Script

Goal: confirm interest, qualify, and book the call. Keep it natural and quick.
1 Opening

"(Name)."

⏱ They'll usually come back with "Who is it?" or "Who am I speaking with?"

"It's (Your name). I saw you filled in a form for Nitya Capital because you were interested in the offering. Do you remember it?"

Wait for their response
If no

"No worries, you've probably filled in a few forms since then. It was for Nitya Capital, the real estate offering for accredited investors."

If yes

"Great. I'm calling because the team set aside a few time slots to speak with people who've shown interest, to answer any questions about the offering that you can't really get online."

2 Transition

"It'll only take a minute. I just want to make sure it's a fit before I put time on the calendar, so I have a couple of quick questions."

3 Prequalifying questions
  • "Are you an accredited investor?"If unsure: "That usually means around $200k+ in income, or $1M+ net worth outside your home."
  • "Have you invested in a real estate deal like this before, or would this be your first?"
  • "What caught your interest in this one? I can see you came in through the (X) ad."Listen and note their answer — it helps the team prep for the call.
4 Book the call

"Perfect, you're exactly who the team wants to speak with. They have a slot on (day) at (time), or (day) at (time) — which works better for you?"

Confirm the time

"Great. I'll send a calendar invite and a short overview to look at beforehand. What's the best email for that?"

Repeat the email back to confirm

"You're all set for (day / time). They'll walk you through the numbers and answer anything you couldn't find online. Talk soon."

"One last thing, keep an eye on your spam folder. The email sometimes lands there, and that's where you'll find the deck to look over and the time you're booked in for."

! If they hesitate

"Totally fair. The call is just to answer questions, there's no pressure to invest. Worst case, you walk away knowing more about the deal."

"If now isn't great, I can grab you a slot later this week so you don't lose your spot."

Still no? "No problem, I'll send the overview by email so you have it." — get the email.
! If not accredited

"Got it. This particular offering is limited to accredited investors, so I won't take up your time, but I'll keep you posted if something opens up that fits. Appreciate you."
